You only have once chance to make a great first impression, which is why we will ONLY use professional photography to capture you home for our marketing.
04 Marketing & Advertising
visibility is crucial in keeping your home in front of prospective residents. We ensure your home is syndicated to all the sites where renters search.
05 Constant Showings
Our team works to make sure there are constant line up of showings scheduled. While we do NOT show every single day, we find having open house showings work best and host these 2-3 times per week until leased.
06 Extensive Screening Process
Applying has never been easier with our online application. Protecting your investment with an extensive application to verify income, employment, rental reference, criminal, & eviction helps select a qualified resident.
07 Applicant Review w/ Owners
This is a PARTNERSHIP! We live this by discussing with you the applicants to make sure you have a say in who we are approving and to answer any questions.
08 Lease Package Completion
Once approved, we perform our lease package for signing, and getting all wrapped up including collection of security deposits.
09 Move In Inspection
Time to move in means we need to get our move in inspection completed. Our inspector provides us (yes, you too) a full room by room report with pictures so we know the condition at time of move in.
10 Spring & Fall Inspections
In addition to move in inspection, we perform inspections of all of our properties every Spring & Fall. The helps eliminates any "surprises" at time of move out.
11 Online Payments
Making everyone's lives easy is key, including ours too. We offer online payments to our residents, and direct deposit to our owners.
12 Monthly Statements
The first week of the month, owners will have published to your online owner portal the previous month's statement reflecting all income & expenses.
13 Maintenance Management
All in a day's work. Maintenance will be a necessity and residents are able to submit requests online and we work with a number of our preferred vendors (OR YOURS) to remedy in a timely fashion.
14 Past Due Rent Collection
It happens from time time when a resident may be late. Rent is due on the 1st, and late after the 5th. Residents will be sent out proper notice, and statements reflecting balance, and if not paid or no communications, this can/will lead to being sent to attorneys.
15 Tenant Communications
Residents from time to time will be informed with as needed communications such as preparing for freezing weather, update all contact, AC management on hot summer days and more.
16 Seamless Move Out Process
The move out process begins 30 days prior to the lease end date with our resident move out instructions, owner reminders, and more. Our goal is to eliminate vacancy as much as possible. Depending on the home, we try to start advertising prior to the move out. Our policy is showings to begin once vacant and the home is show ready. While this is not preferable for some owners, we find it makes the process easier which is why we go this route.
17 End Of Year Statements & 1099s
Each January, owners will will receive a yearly statement for the previous year plus their 1099 tax documents for tax preparation.
