Leasing Fee



Our leasing service is where we shine — and where your investment gets the biggest boost.


The Leasing Fee is equal to the first full month’s rent, and it covers every single step of finding, screening, and securing the right tenant for your home. This is the most labor-intensive part of property management, and it’s also the most important: one great tenant can make your entire ownership experience smooth, profitable, and drama-free.


Here’s what goes into it (so you don’t have to think about any of it):


Strategic pricing and market research
We start by analyzing current rental trends to price your home where it will attract quality applicants and lease quickly without leaving money on the table.


Professional marketing that actually works
We create a standout listing with high-quality photos and push it across every major rental site to ensure maximum exposure and fast results.


Showings and tenant communication
We handle all inquiries, calls, messages, and showing coordination — including screening out the “just looking” crowd so only qualified prospects view your home.


Thorough applicant screening
Background checks, credit, income verification, rental history, employment verification… we go deep. The goal is simple: place a responsible tenant who will treat your property like a home, not a temporary stop.


Lease drafting and compliance
We prepare a strong, Virginia-compliant lease with the correct addendums and disclosures to protect you and set clear expectations from day one.


Move-in prep and onboarding
We make move-in smooth for both you and your new tenant — collecting deposits, scheduling keys, confirming utilities, and setting everyone up for success.

That’s why the Leasing Fee is our biggest fee — and why it delivers the biggest value. It’s the foundation for a profitable, low-stress rental experience, and we take it seriously so you don’t have to.


Monthly Management Fee



Our monthly management fee is based on a simple, transparent tiered structure:


10% of monthly rent for properties renting up to $2,300/month
8% of monthly rent for properties renting over $2,300/month


This structure keeps pricing fair, consistent, and easy to understand no matter the property.


Here’s what this fee covers:


Resident communication and relationship management
We handle all resident questions, concerns, and requests — keeping communication clear, friendly, and professional so your tenants feel supported and your time stays free.


Maintenance coordination and vendor management
From scheduling repairs to following up after work is done, we manage the entire maintenance process using trusted vendors and strong quality control.


Rent collection and full accounting support
We collect rent, enforce late fees, issue notices when needed, and provide clean, detailed monthly statements along with year-end reporting.


Online owner portal for full transparency
You get secure, 24/7 access to your owner portal where you can review financials, track income and expenses, view invoices, see work order history, download documents, approve repairs, and monitor your property’s performance at any time.


Lease enforcement and compliance
We ensure lease terms are followed, address violations quickly, and keep everything compliant with Virginia landlord–tenant law.


Move-out coordination and turnover guidance
We handle the move-out inspection, condition documentation, security deposit processing, and recommendations for turnover work to prepare for the next tenant.


Ongoing property oversight
We monitor your property’s overall condition and performance and offer proactive recommendations that help protect and grow your investment.

Our monthly management service keeps the day-to-day operations smooth while giving you peace of mind and a truly hands-off rental experience.



Onboarding / Initial Setup Fee

(When A Tenant Is Already In Place)





Our onboarding fee is $395.


This  applies when we take over management of a property that already has a tenant in place. This fee covers everything required to get your property fully set up in our system, including collecting and organizing all documents, reviewing the existing lease for compliance, entering property and owner details, coordinating with the current tenant, and completing an initial property assessment. This ensures a smooth, accurate transition into full management so we can hit the ground running without missing any important details.




Lease Renewal Fee





Our renewal fee is $395.


Renewing a lease is one of the most effective ways to protect your cash flow and avoid the costly turnover process, and this fee covers the full coordination required to make that happen smoothly. We monitor lease expiration dates and alert you well in advance, review the tenant’s payment and performance history, discuss any recommended updates to rent or lease terms, communicate with the residents about their renewal options, and prepare all new lease documents for signatures.


This process helps retain good tenants, reduce vacancy time, prevent unnecessary turnover costs, and ensure your property stays occupied with minimal interruption — all while keeping your documents compliant and your investment protected.




Spring + Fall “Home Health Check”




Preventative Maintenance Inspection fee is $150.00 per visit


Think of this as a twice-a-year “home health check” for your investment. Each Spring and Fall, The Wilson Group completes a Preventative Maintenance Inspection to help catch small issues before they become big, expensive headaches.


We focus on the most common problem areas we see in the real world—plumbing leaks and water intrusion, the water heater area, visible moisture around sinks/tubs/toilets and laundry hookups, HVAC condition and filters, and general safety and overall property condition we can observe during the visit.


After the inspection, you’ll receive a clear, photo-supported report delivered straight to your owner portal, along with any recommended next steps so you can make quick, informed decisions.


The Preventative Maintenance Inspection fee is $150.00 per visit, and as always, move-in and move-out inspections are fully covered as part of our standard management services.



Bi-Annual Expenses

You receive a move in inspection included in your initial leasing fee, however we are pro-active with inspections. We inspect every Spring and Fall for only $150.00/inspection and you will receive a full report with pictures.
